On the hills of Pontassieve, less than an hour from Florence and in a panoramic position, agriculturalestate with three farm complexes for sale. PODERE “BELLAVISTA”

Auf landwirtschaftlicher Ebene verfügt das Anwesen über einen IGT-Weinberg (3,0 ha) sowie einen Olivenhain (3,1 ha) mit 800 produzierenden Bäumen. Die Verarbeitung der Produkte erfolgt direkt im Betrieb; die jährliche Produktion beträgt etwa 3.500 Flaschen Wein und 960 kg Olivenöl.

Die großen Ackerflächen (38,8 ha) ermöglichen den Anbau von Weizen und Getreide, Luzerne, Arzneilavendel, Bohnen, Artischocken und Honigblumen. Der Obstgarten umfasst 85 Bäume, darunter Feigenbäume, Kakibäume, Birnbäume, Apfelbäume, Aprikosenbäume, Pflaumenbäume, Kirschbäume und verschiedene Sorten von Pfirsichbäumen. Zwei kleine private Seen ermöglichen bei Bedarf die Bewässerung der Felder und sind mit Fischen, Enten, Gänsen, Schildkröten und Fröschen besiedelt.

Die Wälder des Anwesens (20,0 ha) sind reich an Beeren, Trüffeln (weiß und schwarz) und Wildpilzen und liefern zudem Brennholz.

Der Betrieb ist mit etwa 35,0 ha als Jagdrevier registriert, in dem Wildschweine, Hirsche, Rehe, Hasen und Fasane gejagt werden dürfen..

In the heart of the Tuscan countryside, only half an hour from Florence, 36.3-hectare olive farm for sale. The property consists of several rustic buildings (over 1,100 square meters in total) that include three restored houses, a farmhouse to be renovated and the farm’s oil mill. The heart of the agricultural activity is the olive grove with 6,000 trees that allows the production of an excellent organic oil.

DESCRIPTION OF THE BUILDINGS, STATE AND FINISHES

The farmhouse (216 m² – 2,324 ft², 4 bedrooms and 3 bathrooms), fully renovated, is a stone and brick building in rustic style with wooden beams and panoramic views. The house has two floors:

The wine cellar (512 m² – 5,509 ft²) is accessible from the central portion of the complex and runs mostly underground, below the villa proper, where the various rooms for grape processing and fermentation are articulated.

The stately dwelling (867 m² – 9,329 ft², 14 bedrooms and 7 bathrooms) has two main floors with a mezzanine and two turrets and features large lounges on the ground floor with a kitchen and private office, fourteen bedrooms and seven bathrooms. The distribution of space, with various staircases and hallways, would also allow this section to be easily divided into several apartments.

The apartment house (342 m² – 3,680 ft², 6 bedrooms and 3 bathrooms) is located on the southwestern side of the building and is divided into three independent apartments for rent.

The building (over 1,000 m²) is a beautiful example of a Renaissance villa (designed by Leon Battista Alberti) with elements and decorations of the highest level. The property is currently divided into apartments and houses a total of 13 bedrooms and 10 bathrooms, as well as beautiful living rooms. Surrounding the villa are the park, pool area and olive grove.

The villa is about 1 km from basic services and about 1.5 km from the A1 highway junction, a fact that makes it easy to reach much of Tuscany and the Italian peninsula. The historic center of Florence is about 14 km away, but many of Tuscany’s art cities can be reached in less than an hour and a half by car (San Gimignano, Monteriggioni, Siena, Volterra, Pisa, Lucca...).

OBJEKTBESCHREIBUNG

Das Anwesen besteht aus mehreren Gebäuden. Der Wohn- / Agrotourismus-Bereich bietet insgesamt 85 Betten in 35 Wohneinheiten, die sich alle in drei sorgfältig renovierten und modernisierten Gebäuden befinden, um den Gästen optimalen Komfort zu bieten.

Die Hauptvilla (1.604 m², 24 Schlafzimmer und 23 Badezimmer) aus dem 18. Jahrhundert beherbergt siebzehn Gästewohnungen, die Rezeption, einen Fernsehraum und zwei große Keller im Kellergeschoss, in dem das Öl des Anwesens aufbewahrt wird (77) m². Das Gebäude wurde sorgfältig renoviert, indem sein rustikales Erscheinungsbild erhalten blieb und es mit allem Komfort ausgestattet wurde, der für den Empfang der Gäste erforderlich ist: Alle Wohnungen verfügen über eine Küche und ein eigenes Bad sowie die typischen Holzbalken und florentinischen Terrakottaböden.

Direkt neben der Villa befindet sich auch das Restaurant (168 m², 3 Badezimmer), das Platz für bis zu 60 Gäste bietet. Das Restaurant organisiert auch Verkostungen und Bildungsaktivitäten.

Das Landhaus Nr. 1 (297 m², 10 Schlafzimmer und 9 Badezimmer) beherbergt den Wohnsitz der Eigentümer und sechs weitere Wohnungen mit eigenem Bad und Kochnische. Dieses Gebäude wurde ebenfalls renoviert, wobei das rustikale Erscheinungsbild praktisch unverändert blieb.
