In den Hügeln der Toskana, etwa 20 km von Florenz entfernt, befindet sich dieser mittelalterliche Turm aus dem 13. Jahrhundert, der saniert und in ein Privathaus mit 5 Schlafzimmern und 5 Bädern umgewandelt wurde. Das Gebäude ist derzeit in drei Wohnungen mit einer Gesamtfläche von rund 395 m² unterteilt und könnte dank seiner privaten Lage in der Nähe von Florenz an Touristen vermietet werden. Das rund 4,5 Hektar große Grundstück schließt einen Terrassengarten, einen Pool (8 × 4 m) und etwa 165 Olivenbäume ein.

OBJEKTBESCHREIBUNG

Der Turm (395 m², 5 Schlafzimmer und 5 Badezimmer) ist in drei Wohnungen mit eigenem Eingang und einen kleinen Technikraum (4 m²) mit Zugang von außen unterteilt.

Das aus dem 13. Jahrhundert stammende Gebäude besteht hauptsächlich aus Albertese-Kalkstein, der in Florenz sehr verbreitet ist. Ursprünglich ein Wachturm zum Schutz des Tals, wurde die Struktur kürzlich teilweise saniert und ist in gutem Zustand. Es wurde beschlossen, im Inneren des Turms die hervorstechenden Merkmale beizubehalten, wobei die Steinwände und die Bögen der Türen noch deutlich sichtbar sind. Bei der Sanierung im Jahr 2022 wurde die Terrasse komplett neu gestaltet und die Oberflächen allgemein renoviert.

The wine cellar (512 m² – 5,509 ft²) is accessible from the central portion of the complex and runs mostly underground, below the villa proper, where the various rooms for grape processing and fermentation are articulated.

The stately dwelling (867 m² – 9,329 ft², 14 bedrooms and 7 bathrooms) has two main floors with a mezzanine and two turrets and features large lounges on the ground floor with a kitchen and private office, fourteen bedrooms and seven bathrooms. The distribution of space, with various staircases and hallways, would also allow this section to be easily divided into several apartments.

The apartment house (342 m² – 3,680 ft², 6 bedrooms and 3 bathrooms) is located on the southwestern side of the building and is divided into three independent apartments for rent.

The building (over 1,000 m²) is a beautiful example of a Renaissance villa (designed by Leon Battista Alberti) with elements and decorations of the highest level. The property is currently divided into apartments and houses a total of 13 bedrooms and 10 bathrooms, as well as beautiful living rooms. The villa is about 1 km from basic services and about 1.5 km from the A1 highway junction, a fact that makes it easy to reach much of Tuscany and the Italian peninsula. Die Hauptvilla (1.604 m², 24 Schlafzimmer und 23 Badezimmer) aus dem 18. Jahrhundert beherbergt siebzehn Gästewohnungen, die Rezeption, einen Fernsehraum und zwei große Keller im Kellergeschoss, in dem das Öl des Anwesens aufbewahrt wird (77) m². Das Gebäude wurde sorgfältig renoviert, indem sein rustikales Erscheinungsbild erhalten blieb und es mit allem Komfort ausgestattet wurde, der für den Empfang der Gäste erforderlich ist: Alle Wohnungen verfügen über eine Küche und ein eigenes Bad sowie die typischen Holzbalken und florentinischen Terrakottaböden.

Direkt neben der Villa befindet sich auch das Restaurant (168 m², 3 Badezimmer), das Platz für bis zu 60 Gäste bietet. Das Restaurant organisiert auch Verkostungen und Bildungsaktivitäten.
