In a quiet and retired position on the hills of Umbria, at the border with Marche, we find this 600-m² farmhouse with 11 bedrooms and 11 bathrooms enjoying a 360-degree panoramic view over valleys and woods. The area is rich in flora (dog rose, Saint John’s wort, truffle, and juniper) and wild animals (deers, foxes, hares, hedgehogs, porcupines, fireflies, hawks).

The property, currently a private residence, features a 10 × 4 m Infinity swimming pool overlooking the woods, and 1.1 ha of land and could be easily exploited for an accommodation business thanks to the proximity to the most beautiful cities of Umbria. Given the production of honey, the property could be exploited as a full-fledged Agriturismo. The house is furnished with vintage Umbrian pieces.

The farmhouse (600 m² – 6,456 ft², 11 bedrooms and 11 bathrooms) is laid over three floors organized as follows:

  • Ground floor: five bedrooms with bathroom, mini-apartment made up of two bedrooms and bathroom, ample tavern with event hall, kitchen, two bathrooms (one of which suitable for disabled people), dining room with stone oven, gym, ample storage room (which could be converted into a further bedroom with bathroom), laundry room and two boiler rooms;
  • First floor: living room with gallery and panoramic terrace, studio/library, kitchen, dining room with a huge stone fireplace, two bedrooms and two bathrooms (one of which with sauna);
  • Second floor: two rooms usable as bedrooms, a loft and bathroom.

There is also the possibility of building further 100 m² + 100 m² of buildings (not adjacent).

Umbria - Perugia - Città di Castello

Often called the "green heart of Italy," Umbria is a picturesque region characterized by lush landscapes, medieval hilltop towns, and a deep-rooted connection to art and spirituality. Nestled between Tuscany and Lazio, Umbria is less frequented by tourists, offering a more serene and authentic Italian experience.

Umbria's cuisine is rustic and hearty, reflecting its agricultural traditions. Known for its black truffles, which grow in abundance in the region’s forests, Umbrian dishes often feature this earthy delicacy in pasta, risotto, and sauces. Porchetta, a savory roasted pork dish seasoned with herbs, is another local favorite, often enjoyed at village festivals or as street food. Lentils from Castelluccio, grown in the Sibillini Mountains, are prized for their quality and flavor, often used in soups and salads. Olive oil from the region is also exceptional, with many small-scale producers offering tours and tastings.

Wine is equally important, with Umbria producing notable varieties such as Sagrantino di Montefalco and Orvieto, a crisp white wine that pairs beautifully with the region’s lighter dishes. The rolling vineyards and olive groves create a stunning backdrop for wine tours and tastings.

Historically and culturally, Umbria offers a wealth of treasures. Assisi, the birthplace of Saint Francis, is a UNESCO World Heritage Site and an important pilgrimage destination. Its Basilica di San Francesco is adorned with frescoes by Giotto and Cimabue, offering visitors a spiritual and artistic journey. Perugia, the region’s capital, is known for its lively atmosphere, medieval architecture, and the Umbria Jazz Festival, one of Europe’s most renowned music events. Spoleto, famous for its Festival dei Due Mondi, is a cultural hub, while Gubbio retains a well-preserved medieval charm.

The natural beauty of Umbria extends to its landscapes. The Valnerina Valley, with its cascading waterfalls and rugged mountains, is perfect for hiking and outdoor activities, while Lake Trasimeno, Italy’s fourth-largest lake, offers tranquil views and opportunities for boating and swimming.

STATE AND FINISHES

The farmhouse has been recently restored to preserve its typical features of countryside building. We can then find stone walls outside with wooden fixtures, while inside floors are covered in cotto tiles and the ceilings supported by characteristic wooden beams. Furniture includes typical Umbrian vintage pieces and wrought iron artifacts realized by skilled local craftsmen. Lighting is granted by peculiar copper-and-porcelain pieces, impossible to create nowadays. The copper elements of the electric systems are no longer available because there are no longer craftsmen producing them; other portions reproduce the old electric tracks with cable tresses and ceramic elements.

EXTERIORS

The farmhouse is surrounded by 1,500 m² of garden. A short distance from the building one can find the 10 × 4 m Infinity swimming pool overlooking the woods and fitted with an underground technical room. The remaining surface (roughly 1.0 ha) is covered by mixed woodland descending towards a stream.

Two gates (one of which automated) grant access to the property.

USE AND POTENTIAL USES

The house is currently used as a private residence and for summer courses in small groups, and the presence of many bedrooms and bathrooms, next to a well-thought internal division, would easily allow using the property for an accommodation business supported by the swimming pool, the private location and the proximity to many of Umbria’s and Tuscany’s historic cities. The farmhouse is currently exploited during summer, but there is nothing preventing the owners to rent it out all year long.
