HOUSE TO BE COMPLETED WITH GARDEN FOR SALE IN SANSEPOLCRO
Tuscany - Arezzo - Sansepolcro
Interiors: 301 sqm
Bedrooms: 4
Bathrooms: 4
Exteriors: 670 sqm
On the outskirts of Sansepolcro, in a quiet residential area, house to be completed for sale. The property (301 sqm – 3,239 sqft) is currently in builder’s finish and therefore the buyer will have maximum freedom about the interior layout. The three-story building is made entirely of reinforced concrete with exposed stone facades. - Lower ground floor: large garage and storerooms;
- Upper ground floor: large living room with porch and open kitchen, two bedrooms and two bathrooms;
- First floor: habitable attic with prepared drains for kitchen and two bathrooms.
However, the best solution to make the most of the available space would be to create two independent housing units, identical in layout and consisting of living area with kitchen, two bedrooms and two bathrooms.
Outside, the house is surrounded by a 670-sqm plot of land that should accommodate a yard for access to the garage in front of the house and a garden on the right side of the building, with direct access from the raised ground floor.

On the ground floor, there are currently old agricultural deposits and some stables, plus a service bathroom, all potentially convertible into additional living space. RUSTIC FARMHOUSES WITH HOT SPRING FOR SALE IN MARCHE
Marche - Pesaro-Urbino - Apecchio
Interiors: 1,200 sqm
Bedrooms: 15
Bathrooms: 15
Exteriors: 3.00 ha
In the high area of the town of Apecchio, on the hills of Marche, a few kilometers from the sea, two renovated farmhouses with land for sale. The two main houses, according to the findings found during the renovation carried out in the early 2000s, seem to date back to the 17th and 18th centuries respectively. According to the plan, they were intended to serve as a hospitality structure for the creation of a real thermal center dedicated to health and body care.
The renovation of the buildings was carried out with particular attention, in such a way as not to modify their characteristics, using high-quality materials that allowed both the enhancement of the already characteristic and well-built main structures, and the possibility of exploiting them at a tourist level, which also takes into account the necessary practical needs of a hospitality activity.
Thus, in the lower parts, common areas have been prepared that can be used as meeting rooms, tasting rooms, and reception, while on the upper floors, accessible by already installed elevators, rooms with bathrooms and small suites have been created, completing the hospitality facilities.
Both farmhouses have several common rooms available, located on the ground floor. The structures are already equipped with all the sanitary ware for the bathrooms (yet to be installed) and the systems are all ready to be connected.

1800-HA ESTATE WITH MEDIEVAL ABBEY AND 50 FARMHOUSES FOR SALE IN UMBRIA
Umbria - Perugia - Perugia
Interiors: 34,552 sqm
Bedrooms: 150
Bathrooms: 150
Exteriors: 1,807.21 ha
Vineyards: 10.22 ha
Olive grove: 51.65 ha
In the hills of Umbria, not far from Perugia and in an area of rare beauty, impressive estate with medieval abbey for sale. The numerous buildings on the estate largely need restoration work, but the property boasts incredible development potential with the possibility of creating a high-level accommodation business (over 150 potential bedrooms) combined with the agricultural activity already in place.
The heart of the property is the beautiful 10th-century Benedictine abbey (over 6,500 m²). The building rose on the remains of a pre-existing Roman temple and reached its peak around the 12th century. Over the years, various bequests and donations meant that the abbey came to exert its influence over more than thirty towns and twenty castles in the Perugia area. The cloister and church visible today were built in the 13th century, and during the same period the same buildings were embellished with fine art and furnishings. Crisis began to set in at the end of the 14th century, and the abbey slowly became depopulated, until in 1602 it became the focal point of a large farm.
A group of Cistercian monks came to the abbey in 1749 and remained there continuously until the Unification of Italy, when the property was expropriated and sold.
The interior of the abbey still features original elements of rare beauty: the chapter house houses beautiful religious-themed frescoes from the late 13th century, while the church (dating back to the 14th century) still has the original altars decorated with frescoes by Bartolomeo Caporali and Fiorenzo di Lorenzo. In the basement, however, is the crypt, which is, to date, the oldest part of the abbey.
In the grounds of the abbey there are also 50 rustic buildings including farmhouses and agricultural outbuildings (over 27,000 m²): some of these (around twenty) have been renovated over the years and are in excellent condition, while the remaining ones are in need of restoration, consolidation and renovation. At the same time, the Master Plan of the Municipality of Perugia would allow the construction of new volumes within some areas of the property (roughly equal to those already existing) intended for tourist and accommodation activities.
