EXTERIOR AND WINE PRODUCTION

The estate covers some 63.0 hectares (155.7 acres) on the hills north of Montepulciano. Excluding the gardens surrounding the farmhouses (1.6 hectares in total), the estate primarily has a large vineyard registered for Nobile di Montepulciano DOCG (9.3 ha) and Chianti DOCG (9.2 ha):

At the same time, the estate also has an olive grove (approx. 1.0 ha) and large areas of arable land (39.6 ha) characterized by excellent exposure and very suitable for planting new vines. Small portions of woodland (about 2.1 ha) surround the buildings and ensure privacy and silence.

Not far from Montepulciano and at the border between Tuscany and Umbria, 19.4-ha organic wine estate for sale. The company, which combines modernity and tradition, consists of a large, well-equipped winery and a farmhouse with four flats. The vineyard (16.1 ha) is used on the farm to produce about 650 hl of wine per year (between IGT, DOCG and DOC).

DESCRIPTION OF THE BUILDINGS

The wine cellar (770 m² – 8,285 ft², 3 bathrooms) is a large three-story building that silently emerges in the rural landscape, the result of innovative work that has made it possible to combine modernity and tradition in full respect of the surrounding nature. The rooms are very large and spacious and the company carries out all the processing stages in-house.

The winery has all the facilities for grape processing and transformation, while the house to be renovated is an excellent asset to increase the winery business.

The property is also easily accessible given its proximity to the highway, and the nearby village has all the necessary services (1.5 km; 3’). The estate includes 2.5 ha of vineyards, registered as Nobile di Montepulciano (1.0 ha), Rosso di Montepulciano (0.1 ha) and Chianti Colli Senesi DOCG (1.3 ha), and produces about 20,000 bottles of red wine per year. The modern winery has all the facilities for processing and transforming grapes. A small house (90 m²) is used by the owners. The olive grove has about 1,000 trees.

The property can be reached by a short white road (300 m) and has all the necessary services in the medieval town of Montepulciano. The location of the property also allows to reach many of the art cities of Tuscany and Umbria (Pienza, Orvieto, Siena, Monteriggioni, Florence, Castiglione del Lago...).

DESCRIPTION OF THE BUILDINGS, STATE AND FINISHES

The main house (295 m² – 3,174 ft², 5 bedrooms and 3 bathrooms), built in 1975, is on three floors and consists of two separate units:

• Basement: cellar;
• Ground floor: agricultural warehouse used for wine storage. On the cadastral level, however, we find an apartment consisting of a living room with kitchen and pantry, two bedrooms, two bathrooms and walk-in closet. This portion of the building was renovated in 2000 and is in excellent condition, with independent heating with radiant panels, single-fired floors, double-glazed windows and solid wood fixtures. The entire floor is currently used for wine storage.
• First floor: living room with balcony, dining room, kitchenette, three bedrooms, bathroom and partially practicable attic. The unit, currently inhabited by the owners, was also renovated in 2000 and has finishes in line with the lower floor.

Around the house stretches a 5,200-m² garden with irrigation system and 95 olive trees, already in full production.
