RURAL HAMLET WITH MEDIEVAL CHURCH FOR SALE IN TUSCANY

Tuscany - Arezzo Province - Talla

Interiors Interiors: 2,200 sqm

Bedrooms Bedrooms: 35

Bathrooms Bathrooms: 35

Exteriors Exteriors: 112.21 ha

In a very panoramic and quiet location in the Casentino mountains, not far from Talla, rural hamlet to be restored with 112.2 hectares of land for sale. The buildings are located on a rocky outcrop at the confluence of two streams, and the original nucleus of the settlement most likely dates back to the 7th century, when the small church was built: the area was part of the Byzantine possessions, a last offshoot of the so-called “Byzantine corridor” that connected Ravenna to Rome, and the Greek influence on the church is evident. The road leading up to the property is part of that connecting artery that once united the Cassia Vetus (nowadays the Setteponti Road) and the Flaminia Minor (then called Via Romea once it enters Emilia-Romagna). From the property, Mount Penna, on which stands the Franciscan hermitage of La Verna, can be seen in the distance.

The buildings (more than 2,200 m² in total) were later added over the centuries and eventually encompassed what was most likely a small castle placed to defend the road between Casentino and Valdarno. The structure of the hamlet is oriented east-to-west so as to shelter the buildings from the cold winds from the north and denotes great attention to detail.

Importantly, the hamlet was inhabited until relatively recently: sixty people still lived there in the 1970s. One of the features that make the property very interesting is the presence of a virtually endless supply of water thanks to a very rich natural spring that has always bubbled up in the upper part of the estate.

The estate stretches for a total of 112.2 hectares (277.2 acres): of these, most are covered by the typical Casentino woods (80.0 ha that also include a chestnut grove) while the remaining area is devoted to arable land (19.8 ha) and pastures (11.7 ha). The presence of a large amount of water, both from the spring and from the two streams, opens the way for multiple possibilities of use of the farm.

MEDIEVAL TOWER WITH GARDEN FOR SALE JUST 15' FROM THE SEA, EMILIA-ROMAGNA

Emilia-Romagna - Rimini - Rimini

Interiors Interiors: 184 sqm

Bedrooms Bedrooms: 3

Bathrooms Bathrooms: 3

Exteriors Exteriors: 732 sqm

A few kilometers from Rimini and Santarcangelo di Romagna, in an open and sunny position, a 13th-century medieval tower for sale. The building was erected by a local noble family, whose coats of arms can still be seen on the façades of some of Rimini’s palaces, and has now been converted into a holiday home. The easily accessible location and proximity not only to the sea (15’ by car) but also to the main art cities of Romagna make the property very attractive.

The building (184 m² – 1,980 ft², 3 bedrooms and 3 bathrooms) is 22 meters high and has a rectangular floor plan (except for the basement, which extends beyond the outline of the tower below ground). Structured on five levels connected by a long spiral staircase, the building retains its original charm, and great care was taken in the work not to introduce elements out of place.

  • Basement: ceramic workshop, bathroom and technical room;
  • Ground floor: eat-in kitchen with vaulted ceiling and exposed beams;
  • First floor: living room with 15th-century fireplace;
  • Second floor: bedroom with bathroom including shower and laundry room;
  • Third floor: bedroom with bathroom equipped with stone countertop and bathtub, plus wooden loft with two beds.

The tower has a panoramic terrace with 360-degree views from the sea to the valley, surrounded by the characteristic Ghibelline battlements. The terrace is furnished with a table, benches and sun loungers: ideal for a sunset aperitif or an evening under the stars.

At the foot of the tower is an intimate private garden (513 m²), enriched by plants including a pomegranate tree, perfect for organizing barbecues and relaxing moments. The property is accessed via a short stretch of private white road.

RESTORED RUSTIC COUNTRY HOUSE FOR SALE IN UMBRIA

Umbria - Perugia - Città di Castello

Interiors Interiors: 310 sqm

Bedrooms Bedrooms: 5

Bathrooms Bathrooms: 4

Exteriors Exteriors: 3.27 ha

On the green hills of Umbria, in a reserved and very panoramic position not far from the border with Marche, characteristic renovated stone farmhouse for sale. The building (over 300 m²) is the result of a skillful restoration work that has created a beautiful private house with five bedrooms and rustic living areas of great charm. A 15,000-m² fenced garden surrounds the house and offers comfortable nooks and crannies for relaxing outdoors.

DESCRIPTION OF THE BUILDING

The country house (310 m² – 3,337 ft², 5 bedrooms and 4 bathrooms) is structured on three floors above ground. Entering we find ourselves in a large hall with stone floors and ceilings that leads to the kitchen with adjoining dining room, private office space and three bedrooms (two with private bathrooms). Up on the second floor is a large living room with original stone fireplace and terrace. Two bedrooms with private bathrooms complete the floor. A wrought-iron and wooden staircase leads to the attic where an additional bedroom has been created.

The building was most likely a watchtower, expanded over the centuries when the fortification had by then given way to a farmhouse (which dates in its present form to the mid-17th century). The current owners purchased the building in 1997, little more than a ruin, and have gone to great length to restore the farmhouse while keeping most of the finishes and characteristic elements such as the stone walls, oak beams on the ceilings, the animal feeding troughs in the old stables on the ground floor, and the niches in which the farmers stored tools and kitchen utensils.

STUNNING CASTLE FOR SALE IN A PANORAMIC POSITION IN VAL D'ORCIA, TUSCANY

Tuscany - Siena - Castiglione d'Orcia

Interiors Interiors: 4,123 sqm

Bedrooms Bedrooms: 37

Bathrooms Bathrooms: 21

Exteriors Exteriors: 22.41 ha

Pool Pool: Yes

Set atop a hill in the Val d’Orcia, in an incredibly panoramic location, hamlet with medieval castle for sale. The property (over 4,100 sqm) boasts numerous buildings that allow one to actually dive in what is for all intents and purposes a virtually unaltered medieval village. The buildings are in need of renovation but one could easily convert the complex into a luxury hotel with 37+ bedrooms.

HISTORY OF THE CASTLE

The castle is already documented in the 12th century as a property of the Salimbeni family, until it was bought by the Republic of Siena between 1250 and 1258. The keep became a valuable defensive position for Siena until the mid-16th century when Florence conquered the whole Tuscany and all the fortresses in the Sienese region lost their relevance. The hamlet became a farming estate, owned by the Piccolomini-Clementini family.

Interiors Interiors: 2,100 sqm

Bathrooms Bathrooms: 12

Exteriors Exteriors: 700 sqm

In the heart of Montefeltro, within the charming medieval village of Tavoleto, in a dominant position on a hill with extraordinary 360-degree panoramic views sweeping from the Marche countryside to the Republic of San Marino and the Adriatic Sea, medieval castle for sale. The property, easily accessible and strategically located between Urbino, Pesaro and the Adriatic Riviera, represents a rare investment opportunity both as a prestigious private residence and as a high-level accommodation facility or exclusive location for events.

The property, built around 1290 and enlarged in subsequent centuries, is enclosed by imposing crenellated walls that guarantee high privacy while being in the center of the village. The complex is developed around a scenic inner courtyard and is characterized by the majestic main tower, visible even from a considerable distance, as well as additional perimeter towers and evocative underground rooms.

HISTORY OF THE CASTLE

The castle was originally built by the Malatesta family in the late 13th century and was for a long time a strategic garrison in the Montefeltro area. Over the centuries the property was contested and later controlled by the Montefeltro family, helping to define the historical and military importance of the town. Over time, the complex underwent expansions and transformations that gradually adapted the structure to a noble residence, yet kept intact many medieval architectural elements.

CASTLE FOR SALE IN A PANORAMIC POSITION IN VALDICHIANA, TUSCANY

Tuscany - Arezzo Province - Arezzo

Interiors Interiors: 3,500 sqm

Bedrooms Bedrooms: 15

Bathrooms Bathrooms: 15

Exteriors Exteriors: 14.50 ha

Olive grove Olive grove: 2.33 ha

Perched on a hill near Arezzo, with breathtaking views of the entire Valdichiana and Lake Trasimeno, an 11th-century medieval castle for renovation for sale. The building (3,000 m² – 32,280 ft²) is built around a charming central courtyard with a well and comprises three main levels plus the tower, which has an additional floor (for a total of 46 rooms). The building is currently only partially renovated, and a portion on the ground floor is occasionally used as living quarters. The rest of the building has undergone some consolidation and restoration works in the past years, but these have not been completed.

The castle has large halls with very high ceilings, a stately appearance and with most of the finishes still intact. The floors of some sections were entirely dismantled during the work, and the terracotta tiles are all preserved for future repositioning. The ceilings feature typical wooden beams on the upper floors and beautiful brick vaults on the lower levels.

Two ruined buildings (about 500 m² – 5,380 ft²) could be restored together with the castle to create an independent guest house or common spaces for ceremonies and events.

The property is enhanced by an elegant 8,000-m² English-style park that rests on the castle wall and offers unparalleled views of the Valdichiana. This open space is perfect for ceremonies and weddings and could easily accommodate a swimming pool. Access is via a quaint tree-lined driveway that climbs up the hill from the public road.

To the rear of the building then lies a large olive grove (about 2.3 hectares) and a large forest (11.4 ha) that could be used as a source of income by cutting wood.
