In the Chianti hills, not far from Figline Valdarno and Greve, ancient medieval abbey for sale. The property needs complete renovation but lends itself very well both as a potential luxury home and as a starting point for an exclusive boutique hotel.

The abbey is spread over three levels (totaling 5,000 m² – 53,800 ft²). The property, characterized by its old and very imposing stone walls covered with climbing ivy, has several entrances, two large cloisters (one with an original well) and a large, partly covered terrace overlooking the cloister and the valley.

In the part reserved for the church are stone floors, beautiful vaults and exposed beams. In front of the apse part of the ancient altar is still visible. The rooms are spacious and fully preserve their historicity.

In the wing used as living quarters there is a fireplace and frescoed walls, two living rooms, one with exposed beams and the other with vaulted ceilings, both embellished with large ancient fireplaces; next to it is an old office space. One of the rooms features beamed ceilings and some of the decorations are still visible. The large kitchen lends itself to either becoming a private eat-in kitchen or being converted into a professional kitchen for a hospitality business.

The most striking part is the cellar, characterized by beautiful columns, vaulted ceilings and floors made of stone slabs.

In a third wing are the old stables, also with vaulted ceilings. In a fourth wing are a large office/living room with a more modern fireplace, a kitchen equipped with an ancient fireplace, a large bedroom and a library with vaulted ceilings and frescoes.

Also near the abbey are two large farmhouses (1,600 m² – 17,216 ft²), which are entirely in need of renovation but have great potential for development in the tourist sense as well.

All around the abbey and the farmhouses is a large expanse of land (about 14,000 m²) that could be transformed into a beautiful garden with an event area and pool. The remaining part of the estate (about 100.0 ha) is covered almost entirely by woods (89.1 ha) with some open glades scattered at various points of the estate (about 10.9 ha).

In Umbria, in Città di Castello, luxury villa with dependance, annex and pool (16 × 9 m). The property, which is in excellent condition and stands out for its elegance and refinement, has ten bedrooms and nine bathrooms and features a 2nd-century Roman mosaic. The villa was originally a 17th century convent and was restored in 1980s by the Japanese architect Kazuhide Takahama. Roughly 2.2 ha of land host a wonderful park with prestigious plants.

The property is in excellent condition and it stands out for its elegance and refinement, moreover, it has mosaic floors, parquet floors, a gold leaf wall, 16th century brick vaults and fireplaces; the rooms are very bright and cozy. 

The mosaic floor is black and white, dating back to the 2nd century AD, given its incredible value, is protected by the Authority for Conservation of the Archaeological Heritage. 

The property has solar water heaters and an irrigation system with a water tank for the garden. 

In the Chianti hills, half an hour from Florence and in a very panoramic position, former 13th-century convent with swimming pool for sale. The property (roughly 1,000 sqm, 11 bedrooms) was renovated by the current owners in the 1990s and would be perfect for a boutique hotel. The 7,300-sqm park surrounding the building houses a 12 × 6 m swimming pool with views over the Chianti hills, while an olive grove (180 trees) is located on the northern side of the property.

DESCRIPTION OF THE BUILDINGS

The convent (647 m² – 6,962 ft², 9 bedrooms and 6 bathrooms) was built in 1237 and documentary evidence exists in the archives of the notary Palmerio di Corbizio (containing priceless documents dated 1237 and 1238). The property was then renovated in the 1990s, using it as accommodation and preserving the building’s original charm.

Upon entering the building, the ground floor contains the reception halls (living room, kitchen and dining room), which are arranged around a characteristic central cloister, the old cellars, three bedrooms and two bathrooms. A staircase reaches the upper floor and halfway up the ramp gives access to a bedroom with private bathroom and walk-in wardrobe. The first floor opens to a large living room connected to a second kitchen and a side reading room. The sleeping area on the floor consists of a large master bedroom with private bathroom and walk-in wardrobe, three bedrooms, two bathrooms and a shared walk-in wardrobe.

From the living room a staircase leads up to the turret where an elegant bedroom with a 360-degrees panoramic view of the surrounding countryside has been created.

Right in front of the convent is a two-story agriculturalstorage (287 m² – 3,088 ft²) in need of renovation. Behind the building, in a secluded and barely visible position, is a guesthouse (69 m² – 742 ft², 2 bedrooms and 1 bathroom) made up of a spacious living area with kitchen corner, closet, two bedrooms and a bathroom.

In a very private and panoramic location in the heart of Umbria, in the hills overlooking the Val Todina, restored Romanesque abbey for sale. The main building is an 11th-century church (the only remaining part of a much larger complex) while the actual house is a single-story stone building a short distance from the previous one. Great privacy is provided by more than 230 ha of wooded land that ensures peace and tranquility.

The unpaved road to the property (3.5 km) descends to the valley and leads directly to a medieval town where all basic amenities are located (6km). Once in the valley, it is then easy to move around all of Umbria and visit the region’s best-known art cities (Todi, Spoleto, Narni, Civitella del Lago, Assisi, Orvieto, Perugia...). Rome is also just over an hour and a half away by car.

In the renowned area of Poggio Imperiale, not far from the Villa Medicea and about 4 km from the International School of Florence, restored portion of historic villa with swimming pool. The property (460 m²) features five bedrooms, a private gym and large living areas with original decorations and frescoes. Outside, the garden (880 m²) houses the 10 × 3 m swimming pool and an elegant fountain designed by architect Bernardo Buontalenti in the 16th century.

Services are all available nearby (about 1 km; 2’ by car), and the historic center of Florence is easily reached from Porta Romana (2km; 5'). Leaving Florence, many of Tuscany’s historic towns are just over an hour's drive away (San Casciano in Val di Pesa, Castellina in Chianti, San Gimignano, Monteriggioni, Siena...). The sea (Viareggio, Forte dei Marmi) is also just over an hour's drive away.

On the banks of the Tagliamento river, in the province of Pordenone in Friuli-Venezia Giulia, rural hamlet with established accommodation business. The hamlet (6,934 sqm, 20 bedrooms) is made up of an 18th.century manorial villa, a gastaldia for the guests and several rural buildings to be restored that could be used to create many more bedrooms and living spaces. The 3.5-hectare park surrounding the buildings include an elegant Italian garden and a 14 x 8 m swimming pool with event venue.

It is also important to note how the property is located not far from one of the few bridges crossing the Tagliamento river: up until the 1970s it was strictly forbidden to build on “areas of military significance” and the Tagliamento was hold as such since, thanks to its expanse (over 2 km in certain spots), it constituted an excellent defensive line against potential invading forces coming from the East.

The location of the property is extremely convenient, not far from a small town providing all the necessary services (3km; 5’) and allows easily reaching several cities and landmarks in Northern Italy (Lignano Sabbiadoro, Palmanova, Udine, Pordenone, Aquileia, Redipuglia, Vittorio Veneto, Caporetto, Venice…)
