STATE AND FINISHES

The original core of the hamlet dates back to the 17th century and was built along an important road connecting Florence with Arezzo and Siena. Buildings are made out of stone and masonry, in typical Tuscan rustic style, and have been carefully and masterfully restored so not to lose their fundamental features. In the apartments, one can find wooden beams, terracotta floors and carved-stone jambs and frames.

The property is equipped with a dedicated Internet Wi-Fi connection reaching all the rooms.

EXTERIOR AND AGRICULTURAL PRODUCTIONS

The entire property covers a total area of approximately 92.3 hectares (228.0 acres).

The backbone of the business is undoubtedly the vineyard (11.3 ha), composed of Merlot, Colorino, Trebbiano and Malvasia varieties. The oldest vines date back to 1968 and 1972, while the most recent ones are from the early 2000s and are all at an average altitude of 290 m asl. The current annual yield is about 50 tons of grapes with which about 50,000 bottles of Toscana IGT wine could be produced.

The olive grove (1.1 ha) is the farm's second production and can count on about 400 trees of the Moraiolo, Leccino and Pendolino varieties. The average yield is about 4 tons of olives per year: assuming an average yield between 12% and 15%, this translates into an annual production of about 500 kg of extra virgin olive oil.

The rest of the farm is then largely covered by woods (67.1 ha) and arable land (12.8 ha) that could be used to plant new vineyards.
