Just outside of the most renowned towns of Langhe, a UNESCO World Heritage Site, wine estate with cellar and 5.7 hectares of vineyards (+ 1.2 ha rented). The property currently produces up to 40,000 bottles of wine per year (including the superb Barolo DOCG) and features two apartments for a total of 5 bedrooms.

 

 

DESCRIPTION OF THE BUILDINGS

The wine cellar (750 m² – 8,070 ft²) is laid over two floors including the winemaking rooms, the ageing cellar, a bottling and packaging line and a tasting room/wine shop for the guests. Outside the cellar there is also a convenient parking.

 

Right next to the cellar there is a residential building made up of two units. On the ground floor there is the first house (90 m² – 968 ft²), recently restored, a laundry and a boiler room.

On the upper floor there is the second house (90 m² – 968 ft²) made up of kitchen, living room with fireplace, three bedrooms, three bathrooms and a sitting room.

 

Right next to the cellar there is a small plot of land with permission to build further 180 m² (1,937 ft²) of buildings, which could be used to expand the cellar, create a vehicle shelter or another residential unit.

EXTERIOR AND WINE PRODUCTION

The estate features 5.7 hectares of vineyards with Nebbiolo and Dolcetto vines, plus 1.2 hectares of rented vineyards (Nebbiolo and Barbera). The owned vineyards, as is often the case in Piedmont and particularly in the Barolo area, are split among three different plots of land: the biggest of them (4.0 ha) is planted with Nebbiolo da Barolo vines, together with a small 0.2-ha vineyard right next to the cellar. The other owned vineyard (1.5 ha) is planted with Nebbiolo and Dolcetto instead. The business is currently renting further 1.2 hectares of vineyards, planted with Nebbiolo and Barbera, which are used to boost the yearly production.
