Sinalunga

In den Hügeln des Chianatals, zwischen Sinalunga und Lucignano, liegt ein sanierter ländlicher Weiler, der derzeit als Ferienhaus genutzt wird. Das Anwesen (insgesamt über 1.200 m²) besteht aus zehn Wohnungen, einem eleganten Herrenhaus (insgesamt 26 Schlafzimmer) und einem üppigen Garten mit zwei Pools, die den Gästen zur Verfügung stehen. Zu dem 18,0 ha großen Grundstück, das die Gebäude umgibt, gehören große Teile Ackerland (8,4 ha) und ein kleiner Olivenhain mit 50 Bäumen.

Das nahegelegene Dorf bietet grundlegende Dienstleistungen (3 km; 5 Min.), und das charakteristische mittelalterliche Dorf Lucignano (kürzlich zu den schönsten Italiens gezählt) ist nur 10 Autominuten vom Anwesen entfernt. 

Die Nähe des Anwesens zur Autobahn A1 (13 km) ist ein großer Vorteil, da Sie die berühmtesten Städte der Toskana und Umbriens in etwas mehr als einer Stunde erreichen können.

Das Anwesen gehörte ursprünglich einer renommierten Familie aus Montepulciano und bestand aus der Hauptvilla und verschiedenen Wirtschaftsgebäuden (die heute den eigentlichen Agriturismo bilden). Die Villa stammt aus dem Jahr 1760 und ist ein klassisches Beispiel einer Leopoldina. Sie wurde während der großen Landgewinnung auf Anordnung des Großherzogs Leopold II. von der Toskana aus lokalem Stein und Ziegel erbaut.

Die Eigentümer erwarben das gesamte Anwesen im Jahr 2000. Damals waren die Gebäude kaum mehr als Ruinen, völlig ohne Dach und mit offensichtlichen strukturellen Mängeln. Im Jahr 2004 begannen umfangreiche Sanierungsarbeiten auf dem Anwesen: Im Laufe von fünf Jahren wurden alle Gebäude saniert und in ihr ursprüngliches Erscheinungsbild zurückversetzt, wobei größte Sorgfalt darauf verwendet wurde, den ursprünglichen Charme der Bauten zu bewahren. Stein, Ziegel und Fliesen wurden wiederverwendet, während die Böden aus von Handwerkern aus Orvieto handgefertigten Terrakottafliesen bestehen.

Just outside a quaint medieval town close to Sinalunga, in a very panoramic and well-sunlit location, modern villa with pool and olive grove for sale. The property re- dates back to the 1970s and is in excellent condition: the property currently has 6 bedrooms, two beautiful glazed lounges and an in-house gym. DESCRIPTION OF THE BUILDINGS

The villa (449 m² – 4,831 ft², 6 bedrooms and 4 bathrooms) was built in 1974 and is structured on two staggered floors that follow the contours of the hillside. The upper floor, accessible from a porch facing the parking lot, opens with an entrance hall that leads to the large glazed living room with balcony, a bedroom, and a service bathroom. Continuing down the hallway leads to the second bedroom, and further beyond to a passageway connecting three other bedrooms (one of which has its own private bathroom) and a shared bathroom.

From the entrance hall, an internal staircase descends to the lower floor, which instead overlooks the pool area. From the hallway, one has access to the right to the last bedroom with en-suite bathroom. Toward the left, on the other hand, one reaches the large dining room with an open kitchen and from here the large living/playroom with large windows that exit directly onto the pool area. At the end of the corridor, the villa ends with a gym, a laundry room and a convenient garage connected internally with the house. With access from the outside, the villa finally has a small cellar/technical room.

The guesthouse (40 m² – 430 ft², 1 bedroom and 1 bathroom) is located a few meters from the villa and is structured on one floor with direct exit to the pool area. The main door opens onto the living area with kitchenette, a corridor then leads to the bathroom and the master bedroom. At the back of the building is a technical room (8 m² – 86 ft²).

Next to the villa, slightly further down the slope, is a small underground garage (43 m² – 462 ft²) with attached storage for garden tools and implements.
