DESCRIPTION OF THE BUILDING
The country house (368 m² – 3,960 ft², 2 bedrooms and 3 bathrooms) is on three levels, all connected internally by stairs. The building is in excellent structural condition and only needs modernization and internal renovation work.
The ground floor houses the living area of the farmhouse, consisting of a large dining room with adjoining kitchen, a private office space to the side of the entrance, a living/TV room and a bathroom. To the rear are the woodshed and a storage room. The living rooms all exit onto a large paved and covered terrace with views over the Val d'Orcia.
Ascending to the first floor from the internal staircase, the central hallway gives access to two bedrooms (one with en-suite bathroom) and a bathroom. From the master bedroom a staircase leads up to the turret where there is a comfortable private office space (or bedroom if preferred).
From the kitchen one also descends to the underground cellar (located just below the terrace), which consists of four rooms that can also be accessed from the outside via a descending ramp.
EXTERIORS
The farmhouse is surrounded by 7,870 m² (1.9 acres) of garden, shaded by tall trees and dotted with about 50 olive trees that produce an excellent Tuscan extra-virgin olive oil (up to 100 kg of oil in the best years).
The building is surrounded by tall trees that hide it from view on the side facing the road, while on the opposite side the hillside allows the view to open up to the hills of the Val d'Orcia and the fortress of Castiglione d'Orcia.
