In the hills of Umbria, not far from Umbertide and Città di Castello, rural hamlet with boutique hotel for sale. The heart of the property is a large rustic building (877 m² – 9,436 ft², 10 bedrooms and 10 bathrooms), dating in its present appearance to the 18th century but built around a 16th-century fortified tower. The building was entirely renovated in the early 2000s, paying particular attention to maintaining original finishes wherever possible, and was then divided into four guest apartments:

  • Apartment Perugia (251 m² – 2,701 ft²): entrance hall, double living room, dining room, kitchen and three bedrooms with en-suite bathrooms;
  • Apartment Todi (223 m² – 2,399 ft²): entrance hall: living room, dining room, kitchen and two bedrooms with en-suite bathroom;
  • Apartment Narni (217 m² – 2,335 ft²): entrance hall, living/dining room, kitchen, service bathroom and two bedrooms with en-suite bathrooms (one with exclusive terrace);
  • Apartment Spoleto (186 m² – 2,001 ft²): entrance hall, living room, dining room, kitchen, bedroom with en-suite bathroom and two bedrooms with shared bathroom.

A short distance from the main body are the totally independent guesthouses (104 m² – 1,119 ft², 2 bedrooms and 2 bathrooms), which house two more apartments:

  • Apartment Foligno (36 m² – 387 ft²): living room, dining room with open kitchen and bedroom with en-suite bathroom;
  • Apartment Passignano (68 m² – 732 ft²): living room, dining room, kitchenette and bedroom with en-suite bathroom.

Also within the grounds are an aristocratic chapel (28 m² – 301 ft²), a small gym/fitness area (23 m² – 247 ft²) and a rural outbuilding (11 m² – 118 ft²) with an oven and water cistern.

Umbria - Perugia - Umbertide

Often called the "green heart of Italy", Umbria is a picturesque region characterized by lush landscapes, medieval hilltop towns, and a deep-rooted connection to art and spirituality. Nestled between Tuscany and Lazio, Umbria is less frequented by tourists, offering a more serene and authentic Italian experience.

Umbria's cuisine is rustic and hearty, reflecting its agricultural traditions. Known for its black truffles, which grow in abundance in the region’s forests, Umbrian dishes often feature this earthy delicacy in pasta, risotto, and sauces. Porchetta, a savory roasted pork dish seasoned with herbs, is another local favorite, often enjoyed at village festivals or as street food. Lentils from Castelluccio, grown in the Sibillini Mountains, are prized for their quality and flavor, often used in soups and salads. Olive oil from the region is also exceptional, with many small-scale producers offering tours and tastings.

Wine is equally important, with Umbria producing notable varieties such as Sagrantino di Montefalco and Orvieto, a crisp white wine that pairs beautifully with the region’s lighter dishes. The rolling vineyards and olive groves create a stunning backdrop for wine tours and tastings.

Historically and culturally, Umbria offers a wealth of treasures. Assisi, the birthplace of Saint Francis, is a UNESCO World Heritage Site and an important pilgrimage destination. Its Basilica di San Francesco is adorned with frescoes by Giotto and Cimabue, offering visitors a spiritual and artistic journey. Perugia, the region’s capital, is known for its lively atmosphere, medieval architecture, and the Umbria Jazz Festival, one of Europe’s most renowned music events. Spoleto, famous for its Festival dei Due Mondi, is a cultural hub, while Gubbio retains a well-preserved medieval charm.

The natural beauty of Umbria extends to its landscapes. The Valnerina Valley, with its cascading waterfalls and rugged mountains, is perfect for hiking and outdoor activities, while Lake Trasimeno, Italy’s fourth-largest lake, offers tranquil views and opportunities for boating and swimming.

EXTERIOR

The buildings are set in a well-maintained 3.5-hectare (8.6 acres) park surrounded by trees that provide privacy and confidentiality for guests. A short distance from the buildings are the 15 × 7 m swimming pool (set in a very private corner of the park) and what was once a tennis court, now disused and used as a guest parking lot.

GEOGRAPHIC POSITION

A bar and supermarket are available in the nearby village for daily needs, while all other services (schools, post office, banks, shopping centers...) are available in the medieval village of Umbertide. The junction of the E45 freeway is less than a five-minute drive away and provides a quick connection to much of Umbria and even to Rome (reachable in about two hours).
