On the hills of Chianti, not far from Certaldo, a 168.3-hectare estate for sale with Agriturismo, Chianti DOCG vineyard, and olive grove. EXTERIOR AND AGRICULTURAL PRODUCTION

The estate covers 168.3 hectares (415.9 acres) in total, on hilly terrain with excellent sun exposure. The company mainly focuses on wine and olive oil production and can count on large extensions of arable land (50.8 ha) to further increase yields. Cultivation has been conducted since 2009 using organic methods. The woods covering the rest of the estate (about 51.7 ha) are perfect for walks and countryside excursions.

The vineyard (26.8 ha) is mostly composed of Tuscan varieties (Sangiovese, Canaiolo, Trebbiano, Traminer, and Colorino) but also includes foreign grapes (Cabernet Sauvignon, Merlot, Pinot Grigio, Chardonnay) which, together with the sandy-clay soils of the estate, give the wines distinctive and sought-after characteristics. The annual production is around 150,000 bottles of wine:

• Chianti DOCG: Sangiovese 95%, Canaiolo 5%
• Chianti DOCG Riserva: Sangiovese 100%
• Toscana IGT Bianco: Trebbiano 30%, Chardonnay 15%, Pinot Grigio 15%, Traminer 15%
• Toscana IGT Rosé: Sangiovese 100%
• Toscana IGT Rosso: Sangiovese 40%, Merlot 30%, Cabernet Sauvignon 30%
• Vinsanto del Chianti DOC: Trebbiano 100%

The olive groves (28.5 ha) consist of about 4,500 plants of Frantoio, Moraiolo, Leccino, and Pendolino varieties, which allow the production of about 7,000 kg of extra virgin olive oil every year.

On the hills of Umbria, in a very quiet and peaceful location, former Benedictine abbey converted into a luxury boutique hotel. The property has been finely restored taking into account its immense historical value and all the main features have been carefully preserved. Guests can count on 18 bedrooms, all with en-suite bathroom, a cozy restaurant, a 10,000-m² park with pool and a unique atmosphere.

The abbey is set at 600 m above sea level and reached via a well-maintained unpaved road (roughly 3 km) that descends towards the valley. DESCRIPTION OF THE BUILDINGS

House Passignano (955 m² – 10,276 ft², 18 bedrooms, and 10 bathrooms) is the largest in the hamlet and is currently divided into ten independent apartments spread over three floors. The units range from 57 m² to 145 m² and all consist of a living room with kitchen/cooking area, one/two bedrooms, and a bathroom.

Connected to House Passignano is the former presbytery of the church (500 m² – 5,380 ft², 7 bedrooms and 2 bathrooms): the building, structured on three floors, requires significant restoration work but could easily be divided into apartments to expand the accommodation activity. Currently, the building comprises stables, storages, living room, kitchen, seven bedrooms and two bathrooms.

DESCRIPTION OF THE BUILDINGS

The villa (894 m² – 9,619 ft², 11 bedrooms and 15 bathrooms) is a large late 19th-century Art Nouveau building, originally the private residence of a local noblewoman and later converted into a boutique hotel. All floors are connected by a convenient lift in addition to the central staircase.

The ground floor of the building is destined for the common areas for guests: here we find a small shop for the property's products, restaurant with a professional kitchen and equipped veranda, reception for the hotel, service bathrooms, the wellness center (with sauna, changing room, whirlpool area and bath) and relaxation area with an indoor pool and solar greenhouse. In a corner of the ground floor, with independent access from outside, is the first bedroom with private bathroom.

The first floor is divided into two wings: on the left are two guest suites, each consisting of a living area, bedroom and bathroom; on the right is a large apartment (which could be rented but also used by the owners) consisting of a large living area with dining area, kitchen, private office space and two bedrooms with private bathrooms.

The building is in excellent structural and aesthetic condition and was carefully renovated in 2004 by the current owners to maintain its charm. The structure features finishes in an Art Nouveau style that could be defined as “moderate” without the excesses that typically characterize these buildings. The work has made it possible to maintain the original finishes wherever possible: thus we find antique terracotta floors, wooden beams with terracotta tiles, plastered walls with colored bands, large windows that ensure bright rooms, and on the lower floors even the vaulted ceilings typical of countryside buildings.

In the mid-19th century the structure became a farm/ranch and as such remained until the 1990s when it was purchased by the current owners who oversaw its renovation.

• Ground floor: reception, living room with fireplace, event room, several back rooms (made out of the former stables and very charming), two service bathrooms, utility room for the kitchen and garage;
• First floor: two large common living rooms and four bedrooms with private bathrooms;

The property is made up of an old villa and a dependance, which are connected by a corridor.

The villa, which was converted into a hotel at the beginning of the Sixties, hosted famous artists and personalities such as Gianni Agnelli, the poets Giuseppe Ungaretti and Pablo Neruda, as well as the actresses Audrey Hepburn and Ingrid Bergman.
