In the hills of Umbria, not far from Perugia and in an area of rare beauty, impressive estate with medieval abbey for sale. The numerous buildings on the estate largely need restoration work, but the property boasts incredible development potential with the possibility of creating a high-level accommodation business (over 150 potential bedrooms) combined with the agricultural activity already in place.

The heart of the property is the beautiful 10th-century Benedictine abbey (over 6,500 m²). The building rose on the remains of a pre-existing Roman temple and reached its peak around the 12th century. Over the years, various bequests and donations meant that the abbey came to exert its influence over more than thirty towns and twenty castles in the Perugia area. The cloister and church visible today were built in the 13th century, and during the same period the same buildings were embellished with fine art and furnishings. Crisis began to set in at the end of the 14th century, and the abbey slowly became depopulated, until in 1602 it became the focal point of a large farm.

A group of Cistercian monks came to the abbey in 1749 and remained there continuously until the Unification of Italy, when the property was expropriated and sold.

The interior of the abbey still features original elements of rare beauty: the chapter house houses beautiful religious-themed frescoes from the late 13th century, while the church (dating back to the 14th century) still has the original altars decorated with frescoes by Bartolomeo Caporali and Fiorenzo di Lorenzo. In the basement, however, is the crypt, which is, to date, the oldest part of the abbey.

In the grounds of the abbey there are also 50 rustic buildings including farmhouses and agricultural outbuildings (over 27,000 m²): some of these (around twenty) have been renovated over the years and are in excellent condition, while the remaining ones are in need of restoration, consolidation and renovation. At the same time, the Master Plan of the Municipality of Perugia would allow the construction of new volumes within some areas of the property (roughly equal to those already existing) intended for tourist and accommodation activities.

In the hills of Tuscany, just outside a village less than half an hour from Florence, historical villa converted into a boutique hotel with swimming pool and wellness center. The building (2,230 m², renovated in 2015) now offers 22 guest bedrooms, a restaurant with outdoor space and beautifully decorated halls for events and ceremonies. All services are available in the nearby village (1 km; 2') and the historical center of Florence is about 25' drive away.

Not far from Assisi, the city of Saint Francis, and in the heart of the Umbrian countryside with an incredible panoramic view, 5.7-hectare estate with resort. The buildings (almost 1,500 m² in total) have been carefully restored and now house a total of 19 guest bedrooms, an elegant wellness center and a restaurant. The 11,000-m² garden houses the 12 × 6 m swimming pool.

The resort (725 m² – 7,801 ft², 11 bedrooms and 13 bathrooms) is the heart of the property, housed in a finely renovated rustic farmhouse with modern amenities. From the central hall, the building then branches into two wings. One side leads to a hallway that in turn leads to five bedrooms, all with en-suite bathrooms. On the other side is the wellness center with relaxation area, sauna, massage cabin, changing rooms and service bathroom.

Going up to the upper floor, the building is still divided into two wings that house six more bedrooms with en-suite bathrooms and a shared living room that gives access to the main wing.

The Foresteria (745 m² – 8,016 ft², 8 bedrooms and 9 bathrooms) is instead divided into two distinct sections. The basement, with direct access from the outside, contains six bedrooms with private bathroom, the property’s laundry, a service staff quarters with two bedrooms and bathroom, various storage rooms and the facility’s technical rooms. The upper floor, on the other hand, is used entirely for the restaurant, consisting of two large halls, a professional kitchen and a bar.

The buildings have been entirely restored preserving the original charm of the structures, which stand above what was once a Franciscan refuge dating back to the 13th century. Externally, the structure retains its rustic appearance, with stone and brick walls, while internally, several rooms have been created that are characterized by two very different styles: where possible, the rustic aspect has been maintained, with exposed walls and wooden beams, while in other areas a more modern approach has been preferred, with a more sober and contemporary style that nevertheless blends well into the context.

DESCRIPTION OF THE BUILDINGS

The manor house (1,060 m² – 11,405 ft², 10 bedrooms and 12 bathrooms) is a large historic stately building, dating back to the 18th century and originally intended as a noble country residence. In the mid-19th century the structure became a farm/ranch and as such remained until the 1990s when it was purchased by the current owners who oversaw its renovation.

• Ground floor: reception, living room with fireplace, event room, several back rooms (made out of the former stables and very charming), two service bathrooms, utility room for the kitchen and garage;
• First floor: two large common living rooms and four bedrooms with private bathrooms;
• Second floor: living room and six bedrooms with private bathrooms.

To the left of the villa, a few steps from the building, is the two-story guesthouse A (120 m² – 1,291 ft², 2 bedrooms and 2 bathrooms). Here are two large suites with private bathrooms for guests.

On the right, on the other hand, is the owners’ house (155 m² – 1,668 ft², 2 bedrooms and 2 bathrooms), structured on two floors:

• Ground floor: storage rooms, cellar and small bathroom;
• First floor: large living room with kitchen, two bedrooms and bathroom.

Next to the owners’ house is a large multipurpose hall (135 m² – 1,453 ft²) characterized by large windows and a beautiful ceiling with wooden trusses. The room is very suitable both as a restaurant/event hall and as a space for yoga and/or meditation classes.

At the back of the villa is guesthouse B (100 m² - 1,076 ft², 2 bedrooms and 2 bathrooms), which, similar to the other, houses two beautiful suites with private bathrooms.

Completing the property is an outbuilding (70 m² – 753 ft², 1 bathroom) that houses the water storage room with autoclave and the changing room with bathroom for the pool.

HISTORY OF THE CASTLE

The castle is already documented in the 12th century as a property of the Salimbeni family, until it was bought by the Republic of Siena between 1250 and 1258. The keep became a valuable defensive position for Siena until the mid-16th century when Florence conquered the whole Tuscany and all the fortresses in the Sienese region lost their relevance. The hamlet became a farming estate, owned by the Piccolomini-Clementini family.

Just 5 minutes on foot from the centre of Spoleto, luxury hotel on a hilly position, with breathtaking view on the surrounding hills and the aqueduct. Spoleto is one of the most beautiful towns in Umbria, famous for the Festival dei due Mondi, international music, art and culture festival.

DESCRIPTION OF THE BUILDINGS

The property is made up of an old villa and a dependance, which are connected by a corridor.

The villa, which was converted into a hotel at the beginning of the Sixties, hosted famous artists and personalities such as Gianni Agnelli, the poets Giuseppe Ungaretti and Pablo Neruda, as well as the actresses Audrey Hepburn and Ingrid Bergman. In the 1970’s the villa and the dependance were united and the number of bedrooms increased. 

The villa has eight bedrooms, while the dependance includes seven bedrooms. Moreover, the hotel has a comfortable bar area, a very bright reading room, a living area composed of a coffee bar and a relaxation room, and a meeting room.

Inside, the house retains most of its original finishes, with very high ceilings characterized by wooden beams, vaults and frescoes.

Access to the palace is from one of Siena’s main streets: crossing the condominium areas one arrives at the door of the dwelling. Entering one finds himself in a hallway with two technical rooms, service bathroom and storage room.

Going down a staircase, on the other hand, a corridor connects the first bedroom with bathroom, the wellness center (with sauna and Turkish bath) and leads to the reception area. From here one has access to a second bedroom with bathroom and the first suite (bedroom, bathroom and private living room). Continuing past the study you come to a small living room with an adjoining kitchen and still beyond to a further hallway that leads in turn to another suite (bedroom, bathroom and private living room), a bedroom with bathroom and a living room. From the hallway a glass staircase rises to a gallery that leads to the last bedroom with bathroom, characterized by a beautiful vaulted ceiling.

Just 7 km from a center with services, in the unspoiled landscape of eastern Tuscany, lies this period mansion dating from the 19th century, now converted into a three-star hotel, fully functional and equipped with the most modern comforts. DESCRIPTION OF THE BUILDINGS

The hotel (2,517 m²), an imposing four-story historic villa. All rooms and apartments are fully furnished and equipped with independent air conditioning. The hotel has a children's playground.

The property, in perfect condition, has been restored respecting the original structure in order to maximize the historic charm of the complex.

Additional cubage (about 30 percent of the existing) should also be added to the hotel, which can be used to construct another building.

On top of a hill in Monferrato, in dominating position above a beautiful medieval town, this castle of over 4,000 m² is ideal to start a luxury boutique hotel. The project has already been approved to increase the number of bedrooms to 23. It is also possible to further expand the building with other 16 bedrooms. The property is completed by a frescoed church, the old convent and the 12 × 6 m swimming pool.

The castle (3,976 m² – 42,782 ft², up to 23 bedrooms) houses in the central portion a residential area made of twelve ample reception halls plus nine suite/apartments for the guests, the warden’s apartment and to ample halls in the southern wing which could be used as restaurant, breakfast rooms or event halls. On the north-eastern side fourteen new apartments for the guests are currently being built (each with independent access). The project also includes the realization of a fitness area in the basement of the castle.

Outside, the castle is fitted with two ample terraces (over 300 m² – 3,228 ft²) which offer a unique view over the underlying town.

Detached from the castle are located the old rectory (ten rooms for a total of approximately 141 m² – 1,517 ft²) and the church (112 m² – 1,205 ft²).
