On the hills of Florence, not far from the city, manor villa with park and olive grove for sale. The building (over 1,000 m²) is a beautiful example of a Renaissance villa (designed by Leon Battista Alberti) with elements and decorations of the highest level. The property is currently divided into apartments and houses a total of 13 bedrooms and 10 bathrooms, as well as beautiful living rooms. Surrounding the villa are the park, pool area and olive grove.
The villa is about 1 km from basic services and about 1.5 km from the A1 highway junction, a fact that makes it easy to reach much of Tuscany and the Italian peninsula. The historic center of Florence is about 14 km away, but many of Tuscany’s art cities can be reached in less than an hour and a half by car (San Gimignano, Monteriggioni, Siena, Volterra, Pisa, Lucca...).
Toskana - Florenz Provinz - Florenz
Tuscany, one of Italy's most iconic and breathtaking regions, embodies the essence of Italian beauty, culture, and tradition. Nestled between the ApennineMountains and the Tyrrhenian Sea, its landscape is a mesmerizing blend of rolling hills, cypress-lined roads, sprawling vineyards, olive groves, and medieval villages perched on hilltops. The region’s natural beauty is matched by its rich history, artistic heritage, and world-renowned culinary and wine traditions.
Wine enthusiasts from around the globe flock to Tuscany for its legendary wine production. The region is the birthplace of some of the most revered wines in the world, such as Chianti, Brunello di Montalcino, and Vino Nobile di Montepulciano. Chianti, produced in the heart of Tuscany, is arguably the most famous, with its distinctive ruby-red color and bold flavors, while Brunello, made exclusively from Sangiovese grapes, is one of Italy’s most prestigious wines, aging gracefully for decades. Wine routes, like the Strada del Vino in the Chianti region, allow visitors to tour centuries-old wineries, sample wines, and explore charming villages along the way.
Tuscany is also a haven for lovers of art and history. Florence, the region’s capital, is a cultural mecca, often referred to as the cradle of the Renaissance. Its galleries and museums, such as the Uffizi and Accademia, house masterpieces from artists like Michelangelo, Botticelli, and Leonardo da Vinci. The iconic Florence Cathedral, with its massive dome designed by Brunelleschi, dominates the skyline, while the Ponte Vecchio, a medieval bridge lined with jewelry shops, is one of the city’s most beloved landmarks.
Siena, another jewel of Tuscany, offers a different charm with its medieval architecture and rich traditions. The Piazza del Campo, known for the Palio, a centuries-old horse race held twice a year, is considered one of the most beautiful squares in Italy. Siena’s Gothic cathedral, with its intricate black and white striped marble, is a stunning testament to medieval craftsmanship.
Further west, Pisa is home to the iconic Leaning Tower, but it also offers much more with its rich maritime history and the grandeur of the Piazza dei Miracoli. Lucca, known for its preserved Renaissance-era city walls, invites visitors to explore its quiet streets, where churches and piazzas surprise at every turn. San Gimignano, a medieval town famous for its many towers, gives visitors a glimpse of Tuscany’s feudal past and offers sweeping views over the surrounding countryside.
Tuscany’s landscapes are also dotted with thermal springs, such as the natural hot springs of Saturnia, providing a relaxing retreat after days of exploring. The coastline, too, with the Maremma region and the island of Elba, offers picturesque beaches and pristine waters, a contrast to the inland hills and vineyards.
OBJEKTBESCHREIBUNG
The villa (1,300 m² – 13,988 ft², 13 bedrooms and 10 bathrooms), whose facade was designed by architect Leon Battista Alberti, is laid over three floors plus a basement level that houses technical rooms and various storages. On the upper floors, the building is a typical example of a manor house, with large halls decorated and embellished with elegant and refined details. The floors in the living area alternate between original terracotta tiles and elaborate parquet with geometric patterns that perfectly blends in with the coffered ceilings.
On the two upper floors, independently accessible from the outside, are two large guest apartments offering a total of 13 bedrooms and 10 bathrooms.
The villa’s central courtyard, a typical element of Renaissance and neoclassical buildings, houses the property's ancient well in the center and is decorated with large stone columns demarcating a paved loggia. The large arches overlooking the courtyard are now enclosed with glass windows, ensuring bright and welcoming rooms.
Across the road is a guesthouse (165 m² – 1,775 ft², 2 bedrooms and 1 bathroom) to be renovated. On the ground floor the building is used as a garage and shed (90 m² – 968 ft²), while on the upper floor there is an apartment (75 m² – 807 ft²) very suitable for a keeper.
The property is completed by an aristocratic chapel (35 m² – 376 ft²) located in the park a short distance from the manor house.
AUSSENBEREICH
The villa is surrounded by a lush park (8,700 m²), dotted with tall trees and ornamental plants. The garden itself extends on the south side of the villa and continues around the building where it joins then the pool area. Slightly elevated above the building, atop a series of terraces with hedges and lavender plants, the 11 × 6 m pool offers a beautiful view of the surrounding hills and is the perfect place to relax outdoors in the summer. At the far end of the pool, a gazebo is perfect for breakfasts and dinners by the pool.
Two convenient parking areas (located at the park entrance and at the back of the building near the pool, respectively) provide enough space for several cars.
The outbuilding across the road also has its own private garden (2,600 m²) to be cleaned up and valorized.
The remaining land is covered by a large olive grove (1.3 ha) that allows the production of an excellent extra-virgin olive oil for private use.
