DESCRIPTION OF THE BUILDINGS

The villa (503 m² – 5,412 ft², 7 bedrooms and 5 bathrooms) is laid over two floors and split into two apartments, one on each level. The building dates back to 1703, as testified by an etched writing on the stonewall.

  • Apartment A (279 m² – 3,002 ft², 3 bedrooms and 3 bathrooms) is set on the ground floor. Entering through the main door is a spacious and beautiful vaulted hall ideally divided into three spaces (kitchen, dining room and living room). On the western side a door exit onto a cozy loggia with oven, while on the opposite side is a reading room. At the rear of the building, accessed through a door at the center of the hall, is the sleeping area made up of three bedrooms, three bathrooms (one of which en-suite) and a laundry.
  • Apartment B (224 m² – 2,410 ft², 4 bedrooms and 2 bathrooms) is set on the first floor and is reached via an external staircase leading to a small loggia. The main door opens into a living room with fireplace. A wooden staircase reaches the gallery above. Beyond the hall, through a couple of doors at the sides of the fireplace, one reaches a bright dining area with open-plan kitchen. At the four corners of the building are as many bedrooms, serviced by two bathrooms on opposite sides of the building. A laundry complete the apartment.

 

The pool house (30 m² – 323 ft²) in the garden houses a storage room to shelter the pool equipment, the showers and a small sauna.

EXTERIORS

The villa, set on the slope of a hill, is surrounded by roughly 1.2 hectares of land, mostly landscaped into a garden and crossed by walkways and stone walls. Decorative plants, olive trees and colorful flowers dot the garden so that the house is very warm and welcoming during summer.

There are also fruit trees such as figs, mulberries and vines that produce excellent fruits and fill the air with pleasant smells during spring and summer.

A short distance from the pool, in a paved corner next to the staircase, is a cozy BBQ area with a wooden pergola for shade.

 

The 12 × 6 m swimming pool has a peculiar shape and has been built right in front of the villa, descending a terracotta staircase. The basin is surrounded by an ample terracotta sunbathing area and offers a stunning view over Lake Trasimeno and the town of Tuoro at the base of the hill.
