Die 16,2 Hektar des Anwesens bestehen zum überwiegenden Teil aus eingezäunten, für Pferde ausgestatteten Weiden und Paddocks (ca. 15 ha). Die Wohngebäude und das Reitzentrum sind in einer geschützten Lage gruppiert, im Norden von den hügeligen Wäldern abgeschirmt und nach Süden vollständig geöffnet, wo die Weiden sanft zu dem Bach abfallen, der das Tal durchquert.

Die Anwesen liegen sehr ruhig und idyllisch inmitten der Wälder des Cerfone-Tals. Ein dichtes Netz von Straßen und Wegen verbindet nahezu alle Gebäude.

Das Herzstück des Anwesens bildet der Weiler San Martino (2.500 m²), bestehend aus zehn Gebäuden, darunter mehrere Wohnhäuser, eine entweihte Kirche und diverse landwirtschaftliche Nebengebäude. Die Wohnhäuser befinden sich in gutem baulichen Zustand, während einige Nebengebäude fast vollständig sanierungsbedürftig sind. Die Gebäude sind von terrassenförmig angelegten Gärten mit Zierzypressen umgeben und bieten einen atemberaubenden Blick auf die umliegenden Hügel.

In the hills of Palermo, near Piana degli Albanesi and about half an hour from the sea, organicfarm with Agriturismo and riding stables for sale. The farm stretches in its entirety for about 6.6 hectares located on a slight hillside and focuses its activities on oil production and hosting guests.

The farmhouse (1,000 m² – 10,760 ft², 19 bedrooms and 20 bathrooms) is a large building arranged on three floors served by an elevator. The facility includes sixteen air-conditioned rooms, eighteen bathrooms, restaurant (80 seats plus outdoor seating in summer) with pizzeria, lounge bar, billiard room, wellness center with hammam and Finnish sauna and various pantries and storerooms, and finally accommodation for janitors (3 bedrooms and 2 bathrooms).

In terms of production, the estate boasts Chianti Colli Senesi DOCG vineyards (6.0 ha for a total of 50,000 bottles) and an olive grove (900 trees).

DESCRIPTION OF THE BUILDINGS

The manorial villa (622 m² – 6,693 ft², 5 bedrooms and 6 bathrooms) has been entirely renovated and, on the occasion, converted into a farmhouse with large common areas on the ground floor, breakfast kitchen, laundry, and three guest bedrooms (all with en-suite bathrooms on the first floor). An upper floor wing was then converted into an apartment, currently inhabited by the owners, consisting of a living room, kitchen with dining area, two bedrooms, and two bathrooms. In the basement are the historic cellars, which are used for storage nowadays.

Outbuilding A includes the wine cellar (215 m² – 2,313 ft², consisting of rooms for processing grapes, bottling and aging area, dressing room, and bathroom for employees) and three guest apartments (260 m² – 2,798 ft², 8 bedrooms and 4 bathrooms):

AUSSENBEREICH

Der landwirtschaftliche Betrieb erstreckt sich über 166,4 Hektar, die in den Hügeln der Landschaft von Siena liegen und zu einem ausgedehnten Jagdgebiet gehören (insgesamt über 1.000 ha). Das Gebiet ist besonders reich an Wildtieren und ermöglicht die Jagd auf Waldschnepfen, Tauben, Hasen, Wildschweine, Hirsche, Damhirsche und Rehe, auch dank der verschiedenen Altanas und Beobachtungsposten, die über das Anwesen verstreut sind (aber immer gut in die Landschaft integriert). 

Das Anwesen besteht aus Wald (89,5 ha) und Ackerland (75,7 ha), das sowohl für den Anbau typischer Kulturen (wie Getreide, Reben und Olivenbäume) als auch für die Aufzucht von Tieren genutzt werden könnte, die ausreichend Platz zum Weiden hätten. Die hügelige Natur ohne große Steigungen eignet sich auch sehr gut für die Haltung von Pferden.

Zusätzlich zu den eigenen Flächen bewirtschaftet der Betrieb ca. 100,0 ha weitere Flächen (ebenfalls im Jagdgebiet) für eine jährliche Gebühr von ca. 6.000 €.

In der Emilia-Romagna, auf den Hügeln des Apennins, in Aussichtslage, mit Blick auf das Valle del Savio, liegt das zum Verkauf stehende 348 m² große Landhaus. Es bietet absolute Ruhe, weshalb es  sich sowohl als Privatresidenz als auch als B&B und/oder für Agriturismo eignet.

OBJEKTBESCHREIBUNG

NUTZUNGSMÖGLICHKEITEN

Da das Haus in ruhiger Lage und von Grün umgeben ist, eignet es sich sowohl als Privatresidenz als auch als Hotelbetrieb. Die großen Grünflächen erlauben, Pferde zu züchten (mit einer verbundenen Reitbahn) und einen Bildungsbauernhof einzurichten, um Touristen und interessierte Menschen zu zeigen, wie ein Bauernhof funktioniert. In the Casentino valley, not far from Arezzo and Bibbiena, countryside estateof 6.4 ha with farmhouse, horse stables and olive grove for sale. The buildings (618 sqm) are in good condition with the possibility of converting the barn into an additional living unit. Agriculturally, the property can count on 1,250 olive trees and a small vineyard, as well as two horse corrals with stables.

DESCRIPTION OF THE BUILDINGS

The main farmhouse (295 m² – 3,174 ft², 3 bedrooms and 4 bathrooms) is a characteristic stone building, the result of a very careful renovation of an old farmhouse. In the entrance hallway, where there is the staircase for access to the upper floor, the old bread oven has been preserved and is fully functional. On the west side of the farmhouse, the porch allows you to admire beautiful sunsets in the unique setting of the Casentino.

• Ground floor: entry, cellars, storage rooms, technical room and bathroom;
• First floor: living room with fireplace, dining room, kitchen, three bedrooms, study and three bathrooms.

The farmhouse is accompanied by about 7,000 m² of garden on which one could build a swimming pool for guests or place shady gazebos.

Not far from the farmhouse is a small warehouse (31 m² – 333 ft²) to be restored that could be recovered for agritourism accommodation.

The agricultural buildings, partly obtained from the renovation of existing structures and partly newly built, are located on the right side of the farmhouse. The barn (140 m² – 1,506 ft²) is a large two-story building that could be recovered, at least in part, as a guest accommodation unit.

On the hills of SanGimignano, in the Chianti Colli Senesi area, 318.2 ha wine farm with 83.4 ha vineyard and stately villa for sale. The estate consists of several residential buildings (over 4,400 m² in total), partly to be renovated, which could be used as an accommodation business (about 35 bedrooms). The wine cellar (nearly 1,700 m² with a vat capacity of 16,000 hl) allows the production of about 5,000 hl of wine per year.

DESCRIPTION OF THE BUILDINGS

The manorial villa (1,208 m² – 12,998 ft², 13 bedrooms and 8 bathrooms) is a large mansion structured on three floors. The building needs restoration and modernization to be enjoyed to its full potential.

• Ground floor: hallway, living room, kitchen, laundry room, rural storehouse, aristocratic chapel;
• First floor: reception hall, five bedrooms and two bathrooms;
• Second floor: large relaxation room and five bedrooms with en-suite bathrooms.

With independent access, there is then a rustic apartment on three floors, built in the east wing of the villa and consisting of entrance hall, living room with kitchen, three bedrooms and bathroom.

Not far from the villa, a large rustic farmhouse (576 m² – 6,198 ft², 6 bedrooms and 6 bathrooms) on two floors houses the offices of the business, the sales point for the company's products, warehouses, staff bathroom and two apartments (currently inhabited by the company's employees).

In front of the winery, partially underground, a large garage (387 m² – 4,164 ft²) was then built in which company vehicles and larger equipment are sheltered.

Four rural farms to be renovated, all in precarious condition, complete the property:

• Podere Ardinghelli (539 m² – 5,800 ft²): farmhouse and farm shed;
• Podere Cugnanesi (765 ft² – 8,231 ft²): farmhouse, two sheds, pigsty and small barn;
• Podere Campatelli (786 m² – 8,457 ft²): farmhouse, barn and pigsty;
• Podere Salvucci (578 m² – 6,219 ft²): farmhouse and barn.

In den Hügeln Umbriens, unweit von Orvieto, steht ein 47,7 ha großes Landgut mit rustikalem Bauernhaus zum Verkauf. Die Gebäude (1.247 m²) sind in gutem baulichem Zustand, bedürfen aber einer Modernisierung: Das Hauptgebäude könnte mit etwas Arbeit in zwei Wohnungen mit eigenem EIngang aufgeteilt werden. OBJEKTBESCHREIBUNG

Das Bauernhaus (617 m², 5 Schlafzimmer und 3 Bäder) ist ein rustikales zweistöckiges Gebäude, das 2010 teilweise saniert und neu gedeckt wurde. Im Erdgeschoss befinden sich große Lager- und Kellerräume sowie der Wohnbereich der Hauptwohnung (274 m²), bestehend aus Küche, Wohnzimmer und Leseraum.
