This 130-m² apartment is located inside a 15th-century historic palazzo, right along Via XX Settembre in the heart of Sansepolcro. The apartment (130 m² – 1,399 ft²) is on the first floor of the palazzo, reached via a condominium staircase. An interesting detail of the units is the presence of three separate entrance doors, even though only one is currently being used.
From the main door one enters a small hallway that leads to the living room straight ahead, a bathroom on the left and a kitchen on the right. From the kitchen one can then pass into a spacious living room with dining area and, in turn, into another sitting room overlooking the main avenue of Sansepolcro. From the main living room one can then reach the three bedrooms and a small powder room on the side.
On the ground floor of the palazzo, with entrances from the condominium foyer, are two rooms (30 m² – 323 ft²) used as storages, but easily converted into a convenient workshop.
The apartment is in good shape, readily habitable, and only needs a general update of finishes and system that are no longer on par with modern standards of efficiency. From an aesthetic point of view, the building still boasts the typical architectural elements commonly found across historic palazzi in Sansepolcro, such as the huge ashlar door and the pietra serena elements. Windows on the first floor are framed in pietra serena and topped by small decorated epistyles.
The presence of three separate doors is very convenient if one wants to split the property into multiple units to start a rental business.
