AUSSENBEREICH

Das Landhaus liegt auf einem Hügel, umgeben von ca. 50,7 Hektar Land. Der (noch anzulegende) Garten soll eine Fläche von etwa 2.000 Quadratmetern haben und um das Landhaus herum angelegt werden, umrahmt von den Olivenbäumen (insgesamt etwa 2,2 ha). Einige Ackerflächen (3,6 ha), die über das Anwesen verstreut sind, würden die Anpflanzung neuer Kulturen ermöglichen, einschließlich eines Weinbergs, der von dem hervorragenden Klima profitieren würde, das durch das nahe gelegene Tyrrhenische Meer gemildert wird.

Der Rest des Anwesens (ca. 44,7 ha) ist von hohen Bäumen bedeckt, die für Privatsphäre sorgen und vor allem im Sommer interessante Möglichkeiten für entspannende Spaziergänge im Grünen bieten.

This beautiful 5-bedroom apartment is located on the upper floor of a historic palazzo in the medieval town of Populonia, one of the most characteristic and scenographic places of Tuscany. The town offers several shops and restaurant and even a museum with Etruscan artifacts unearthed in the area. The Beach of Baratti is just 5' away, while the world-famous Bolgheri is no more than 30' away by car. In Piombino (14 km) is a convenient ferry system to reach Elba.

A free parking is located just 200 m from the apartment, at the entrance of the historical center. A shuttle service is also provided to help guests with luggage. The parking opens with a magnetic card given to the guests upon arrival behind payment of a 10 € deposit what will be given back once the card is returned.

NOTE: the daily price does not include the use of electricity, whose total cost will be calculated on the basis of the actual consumption during the stay at the apartment.

Roughly 5 km from Bolgheri, in the heart of the renowned wine production area, winery with 30.0 ha of vineyards (15.0 ha Bolgheri Rosso DOC + 5.0 ha Bolgheri DOC Vermentino + 10.0 ha Toscana IGT), modern wine cellar and ample house to be completed, ideal both as a private residence and as a starting point for an Agriturismo.

The estate owns directly 15.0 hectares of vineyards, while the remaining 16.0 hectares are rented from a third party with a contract until 2043. Automatic renewal of the contract has been agreed since costs for planting rights and operations have been paid by those who currently manage and use the land (when originally rented the plot of land was not covered in vineyards).
