At the borders of a small hamlet, not far from Bibbiena and Chiusi della Verna, restored priest’s house with garden and pool. San Gimignano, a medieval town famous for its many towers, gives visitors a glimpse of Tuscany’s feudal past and offers sweeping views over the surrounding countryside.
Tuscany’s landscapes are also dotted with thermal springs, such as the natural hot springs of Saturnia, providing a relaxing retreat after days of exploring. The coastline, too, with the Maremma region and the island of Elba, offers picturesque beaches and pristine waters, a contrast to the inland hills and vineyards.

The old priest’s house (250 m² – 2,690 ft², 3 bedrooms and 2 bathrooms) is laid over three floors organized as follows:
- Basement: cellar and storage rooms;
- Ground floor: living room, kitchen, studio, laundry and bathroom;
- First floor: three bedrooms, walk-in closet (potentially a bedroom) and bathroom.
Crossing a paved courtyard one gets to the guesthouse (130 m² – 1,399 ft², 2 bedrooms and 2 bathrooms), laid over three floors as well:
- Basement: technical and storage room;
- Ground floor: living room, kitchen, bedroom and bathroom;
- First floor: bedroom and bathroom.
Both buildings have been restored in 2012 keeping in mind their history, trying to use original material wherever possible so that the original look of the buildings looks unchanged. The external stone walls have been cleaned and valorized, while inside wooden beams and terracotta tiles have been preserved, as well as the imposing fireplaces that were used in the past to heat the rooms.
The ground floor of the guesthouse, once a stable, still features the two huge openings for the animals, but glass windows have been installed so that light can still enter without letting heat escape the building.
Modern comforts include a perimetral and volumetric alarm system offering excellent security and a cable radio system covering all the rooms of the house.
A short distance from the two country houses are a storage room (21 m² – 226 ft²) and a warehouse (21 m² – 226 ft²).
AUSSENBEREICH
The property covers a total surface of approximately 3,035 m², located along the slope and terraces as to exploit most of the land available. The courtyard between the buildings (partially paved) houses a small graveled apron ideal for al fresco dinners, surrounded by hedges that recalls the typical Italian garden.
On the northwestern side of the property is the 7 × 3 m above ground swimming pool surrounded by a wooden sunbathing area. From the pool one can enjoy a stunning view over the green mountains of Casentino.
A small olive grove (roughly 90 trees) allows producing a small quantity of extra-virgin olive oil for personal and family use.
The property features two separate accesses, a pedestrian one leading directly to the courtyard between the two buildings, and a vehicle-accessible one leading to a convenient canopy where one can shelter the car.
