Situated in a hilly position between the Valdichiana and Valdambra, in a landscape of great value and with excellent exposure, estate of 15.5 ha with rustic farmhouse and Chianti DOCG vineyard. EXTERIOR

The crown jewel of the property is the scenic 12.1-hectare vineyard, which is in full production and at the beginning of the regime phase of the multi-year cycle.

Plantings were made between 2018 (6.00 ha) and 2022 (6.14 ha), according to the criteria of modern quality viticulture for obtaining fine wines.

The vineyard is located at an altitude of about 500 m above sea level. The soil has ideal texture for vines with abundant skeleton that ensures excellent drainage during rainy periods. The right amount of clay allows for capillary retention of water reserves, which the roots can draw on in dry periods. The excellent exposure, spring and summer breezes and low humidity, ultimately the optimal pedoclimatic characteristics, allow constant production of excellent quality.

The ampelographic base is broad and includes the varieties Sangiovese, Canaiolo Nero, Merlot, Petit Verdot, Alicante Bouschet, Cabernet Franc and Rebo.

The planting layout is 0.80 × 2.50 m, with a density of 5,000 vines per hectare to ensure a low production load per vine.

The entire vineyard area falls under the two appellations Chianti DOCG and Valdarno di Sopra DOC. The latter is a relatively recent appellation to which important wineries in the area have adhered, distinguishing themselves by choosing the organic method in the cultivation of vines.

On the hills surrounding Sansepolcro, in a very panoramic position, hamlet for sale. The property has been entirely renovated and has a hotel license: the structure has 14 guest bedrooms, distributed in the various buildings, and large rooms for events and conferences.

DESCRIPTION OF THE BUILDINGS

The manor house (1,060 m² – 11,405 ft², 10 bedrooms and 12 bathrooms) is a large historic stately building, dating back to the 18th century and originally intended as a noble country residence. In the mid-19th century the structure became a farm/ranch and as such remained until the 1990s when it was purchased by the current owners who oversaw its renovation.

• Ground floor: reception, living room with fireplace, event room, several back rooms (made out of the former stables and very charming), two service bathrooms, utility room for the kitchen and garage;
• First floor: two large common living rooms and four bedrooms with private bathrooms;
• Second floor: living room and six bedrooms with private bathrooms.

To the left of the villa, a few steps from the building, is the two-story guesthouse A (120 m² – 1,291 ft², 2 bedrooms and 2 bathrooms). Here are two large suites with private bathrooms for guests.

On the right, on the other hand, is the owners’ house (155 m² – 1,668 ft², 2 bedrooms and 2 bathrooms), structured on two floors:

• Ground floor: storage rooms, cellar and small bathroom;
• First floor: large living room with kitchen, two bedrooms and bathroom.

Next to the owners’ house is a large multipurpose hall (135 m² – 1,453 ft²) characterized by large windows and a beautiful ceiling with wooden trusses. The room is very suitable both as a restaurant/event hall and as a space for yoga and/or meditation classes.

At the back of the villa is guesthouse B (100 m² - 1,076 ft², 2 bedrooms and 2 bathrooms), which, similar to the other, houses two beautiful suites with private bathrooms.

The manor house (1,100 m² – 11,836 ft², 4 bedrooms and 3 bathrooms) is a large, stately building, structured on three floors and entirely in need of renovation:

• Ground floor: wine cellar, various halls and reception rooms, kitchen and service bathroom;
• First floor: entrance hall, two kitchens, dining room, four bedrooms and two bathrooms;
• Second floor: practicable and partially habitable attics.

The buildings (more than 2,200 m² in total) were later added over the centuries and eventually encompassed what was most likely a small castle placed to defend the road between Casentino and Valdarno. HISTORY OF THE CASTLE

The castle is already documented in the 12th century as a property of the Salimbeni family, until it was bought by the Republic of Siena between 1250 and 1258. The keep became a valuable defensive position for Siena until the mid-16th century when Florence conquered the whole Tuscany and all the fortresses in the Sienese region lost their relevance. The hamlet became a farming estate, owned by the Piccolomini-Clementini family.

This restored hamlet is located in the Chianti hills, in an outstanding and very panoramic position in the heart of the Tuscan countryside. Finely restored by the current owners, the property is a real gem that embodies all the typical characteristics of Tuscan rustic buildings. Most of the buildings have already been restored and include, at the moment, 15 beautiful bedrooms and elegant living areas. By completing the renovation of the other farmhouses one could reach a grand total of 30 bedrooms (or even more if smaller in size). The property’s 10.2 hectares of land are home to a beautiful Italiangarden and olive grove.

A notable historical fact about the property is that the Italian astronomer and philosopher Galileo Galilei spent some time in the villa, and the bedroom where he stayed still bears his name as a homage. The orchard, on the other hand, houses 85 fig trees, persimmons, pears, apple trees, apricots, plums, cherries, and several varieties of peaches. Two private lakes allow the fields to be irrigated when needed and are inhabited by fish, ducks, geese, turtles and toads.

The estate’s woods (20.0 ha), on the other hand, are rich in berries, truffles (black and white) and wild mushrooms, as well as producing firewood.

The estate is partially registered as a hunting reserve (approx. 35.0 hectares) wherne one can hunt boards, deers, fallow deers, hares and pheasants.

Perched on the edge of a medieval town close to Gaiole, this majestic castle is a historical gem in the heart of the Chianti Classico region. Not far from Anghiari, on the border between Tuscany and Umbria in a panoramic position, small rural hamlet for sale.
