Im Herzen Italiens, inmitten der wunderschönen Hügel Umbriens, ist dieses renommierte Weingut mit seinen 23,4 Hektar Fläche (darunter 8,0 ha Rebfläche) ideal für alle, die einen gut etablierten und bekannten Betrieb suchen (wie die hohen Bewertungen in Fachzeitschriften sowohl für den Wein als auch für die Gastfreundlichkeit belegen). Das Anwesen (3.100 m²) verfügt über 11 Zimmer (erweiterbar auf bis zu 15) und einen hochmodernen Weinkeller, in dem jährlich bis zu 100.000 Flaschen Wein produziert werden können.

Das Hauptgebäude des Anwesens ist auf vier Etagen aufgeteilt, zwei unterirdische und zwei oberirdische, die für bestimmte Funktionen reserviert sind.

Auf den unterirdischen Etagen befindet sich, vor allem um die Verschwendung von Energie und Ressourcen zu begrenzen, ein großer und moderner Keller (1.528 m²). Er besteht aus einem Arbeitsraum, einem Lager, das auch als  Weinabfüllung dient, einem Reifekeller , Räumlichkeiten für den Direktverkauf, einem Lager für landwirtschaftliche Fahrzeuge, Abstellräume und Wasser-Service-Räume.

Im Erdgeschoss und im ersten Stock sind die Wohneinheiten (1.572 Quadratmeter) für insgesamt 9 Schlafzimmer vorhanden, die aber auf 13 durch Umgestaltung des Gewächshauses (bereits vorbereitet) erhöht werden können.

Es gibt auch einen Erholungsbereich mit einem großen Innenpool, Diensträumen und einem Fitnessbereich mit einem Dampfbad sowie einem großen Whirlpool auf der Hauptterrasse.

Das Nebengebäude (97 m²) bietet zwei weitere Zimmer für eventuelle Gäste und/oder Kunden.

Direkt neben den Gebäuden befindet sich ein gepflegter Garten von etwa 4.000 m², auf dem sich auch ein Gemüsegarten befindet; der gesamte Bereich ist mit einer automatischen Bewässerungsanlage ausgestattet. Ebenfalls im Garten befinden sich ein Springbrunnen und ein durch eine Überdachung aus Holzlatten geschützter Bereich (36 m²), der für Abendessen im Freien oder einfach als Aufenthaltsbereich genutzt werden kann. Im ersten Stock befindet sich eine großzügige Terrasse (146 m²), die sich perfekt für Abendessen im Freien oder einfach zum Beisammensein eignet.

In den Hügeln des Chianti, in der Provinz Florenz, befindet sich dieses charmante, rund 4,8 Hektar große Landgut mit einem Weinberg der Herkunftsbezeichnungen Chianti Classico DOCG und Toscana IGT sowie einem kleinen Beherbergungsbetrieb. Der Betrieb ist gut etabliert: Der Weinberg ermöglicht eine Jahresproduktion von rund 10.000 Flaschen Wein, während der Gästebereich über sieben Schlafzimmer verfügt. Ein kleiner Olivenhain mit etwa 180 Bäumen liefert zudem jährlich rund 500 Liter hochwertiges natives Olivenöl extra DOP. 

OBJEKTBESCHREIBUNG

Das Bauernhaus (339 m², 5 Schlafzimmer und 7 Badezimmer) ist ein ländliches Gebäude, das vor Kurzem umfassend saniert wurde und sich über zwei Etagen erstreckt. Im Erdgeschoss führt der zentrale Eingangsbereich in die Küche, das Esszimmer und ein großzügiges Wohnzimmer. Ein Flur verbindet diese Räume mit einem Gäste-WC sowie dem ersten Schlafzimmer mit eigenem Bad. Vom Wohnzimmer aus gelangen Sie außerdem in einen weiteren Aufenthaltsraum mit zusätzlichem Gäste-WC. Im ersten Stock befindet sich der Schlafbereich mit vier Schlafzimmern, jeweils mit eigenem Bad.

Die ehemalige Scheune (214 m², 2 Schlafzimmer und 3 Badezimmer) wurde vollständig saniert und beherbergt heute den Verkostungsraum für die hofeigenen Produkte mit Gäste-WC sowie eine zweigeschossige Wohneinheit. Im Erdgeschoss befinden sich zwei Küchen – eine Wohnküche und eine weitere Küche mit Zugang zur Veranda – sowie ein Schlafzimmer mit eigenem Bad. Das Obergeschoss wird vollständig von einer großzügigen Suite mit Privatbad und begehbarem Kleiderschrank eingenommen.

Ein mit Naturstein gepflasterter Innenhof trennt die beiden Gebäude voneinander und schafft einen einladenden Außenbereich, der sich ideal für Abendessen im Freien und gesellige Zusammenkünfte eignet. Hinter dem Haus erstreckt sich ein rund 4.300 m² großer Garten mit einem 12 × 6 m großen Swimmingpool und herrlichem Blick auf die Weinberge.

Zum Anwesen gehört außerdem ein kleiner Weinkeller (42 m²) zur Weinbereitung sowie mehrere überdachte Unterstände für landwirtschaftliche Maschinen und Geräte.

In the 13th century, the fortress became part of Florence’s possessions, and a document from 1269 indicates that at that time, the castle consisted of a palazzo with a tower and thirteen houses arranged along the perimeter of the walls. By the end of the 14th century, the military function of the castle began to fade, and the fortress did not take part in significant military events from then on. A mid-17th-century census openly speaks of a villa rather than a castle, signaling the definitive conversion of the building into a countryside residence. The structure passed into the hands of various families and was renovated multiple times, without significantly altering its original appearance. Between 1915 and 1917, the castle was renovated by architect Agenore Socini, who also created the beautiful Italian-style garden (6,600 m²) that covers the south slope of the hill.
